2025 Assessment

For those that were unable to attend the Annual Homeowners Meeting, the proposed 2025 budget was approved including the assessment for all unit owners, primarily due to insurance. Your unit’s individual assessment amount is based on the square footage of the interior of your unit. All owners were sent a notice via certified mail with the amount due on March 21st, 2025. The insurance policy payment is prepaid and goes from April 1st, 2025 to March 31st, 2026.

The assessment will be due no later than April 23rd, 2025 and can be paid by cash or check addressed to:

Spring Break Wristband Policy

Our Spring Break wristband policy is currently in effect until Sunday, April 27th, 2025.

Any owner or guest that will be staying on property between Friday, March 21st through Sunday, April 27th will be required to wear a wristband during their stay. Children aged 5 and under will not be required to wear a wristband. Please provide proof of ownership to the front desk in the B tower to receive the needed wristbands for the duration of your stay. 

Any guests invited to a rental/owner’s property can receive a daily wristband from the gatehouse when called in by an adult occupant from a unit phone. Guests coming on property to a rental unit will be limited to 4 guests per unit per day. Any invited guest without a wristband will be escorted off property.

Any guest that has booked through an outside rental company will go through security to get their wristbands. Security will have a table set up in the C Building atrium from 8am-8pm daily for wristband distribution and the outside rental guests will need to have a valid booking confirmation to present to security to receive wristbands. Any guests arriving after hours will receive wristbands directly from the front guard house. 

Balcony Lights

No type of lighting can be displayed on any unit balcony. An exception has been made to allow Christmas lights and these can be displayed from Thanksgiving to January 15th. This new policy was voted on and approved by the Board of Directors at the Annual Homeowners Meeting. Security will enforce this policy.

Parking Garage Repairs

Temporary shoring is in place for the upper and lower parking garage sections of C & D. 

We have reopened the upper deck pools for the season and will evaluate needed repairs in the fall.

Caribbean Sunset Luau

Beginning May 28th, Cobalt will be doing a weekly Luau every Wednesday from 6pm-9pm on the Lazy River Deck. Tickets can be purchased at https://cariberesort.com/dining/

The event will feature a Buffet Style Meal including Coconut Shrimp, Jamaican Jerk Chicken, Whole Roasted Pig and sides with Tea and Assorted Desserts

They’ll have DJ entertainment as well as Conga Line, Hula Hoop and Limbo Contests with Referee and prizes. The Tiki Bar will be open for drink purchases during the event.

This is open to Caribe Owners & Guests only from May 28th, 2025 – August 6th, 2025 (dates subject to change)

In case of rain, activities will be moved to the D-100 meeting space.

Cabana Rentals

The cabanas and tiki bar on the lazy river deck are open for use. If you have not had the opportunity to book a cabana rental, you’re able to book a cabana on www.cariberesort.com and these are available to rent until October 31st, 2025. Book yours today!

Coffee Shop

The coffee shop in D Building is open from 7am-6pm daily. Be sure to grab an early morning coffee and enjoy an assortment of pastries and lunch offerings while you’re here!

As a first reminder our next Annual Homeowners Association meeting will be held March 21st, 2026.
