2026 Assessment
For those that were unable to attend the Annual Homeowners Meeting, the proposed 2026 budget was approved including the assessment for all unit owners. Your unit’s individual assessment amount is based on the square footage of the interior of your unit and notice was mailed on March 27th, 2026. If you have not received this, please contact your owner relations representative and we will forward another copy. The assessment will cover our largest line items including maintenance and continued capital expense improvements in addition to final payment of new loungers and elevator modifications.
The assessment will be due no later than April 22nd, 2026 and can be paid by cash or check addressed to:

Board of Directors Update
We would like to give a warm welcome to our two new board members, Dr Gary Hunt and Richard Kincaid. Our 5 board members now include Larry Wireman, Rick Legendre, Mark Taupeka, Dr. Gary Hunt and Richard Kincaid.
Flood Policy Renewal Dates
The following dates are when each buildings flood policies renew:
B Building: April 1st, 2026
C Building: August 23rd, 2026
D Building: June 30th, 2026
Pool Loungers
We’re excited to announce the pool loungers and tables have arrived and you will see these around the property, they look great!
We will be selling the old loungers at $25 per lounger. We will offer a bulk discount at $20 per lounger for those who purchase 10 or more. Please contact your owner relations representative if you’d like to purchase one or more and these can be paid by cash or check made payable to Caribe Owners Association. This can be done in the sales office located in the B Building which is open from 9am-5pm Monday through Friday.
Spring Break Wristband Policy
This Spring Break season we have implemented a colored wristband system for owners and guests on property similar to the system we used last year. This system has been proven effective in preventing unwanted visitors from entering the property.
Any owner or guest that will be staying on property between Thursday, March 19th through Monday, April 20th will be required to wear a wristband during their stay. Children aged 5 and under will not be required to wear a wristband. Our security team has a table set up in the B Building atrium from 8am-8pm daily until April 20th and please provide proof of ownership to receive the needed wristbands for the duration of your stay.
Any guests invited to a rental/owner’s property can receive a daily wristband from the gatehouse when called in by an adult occupant from a unit phone. Guests coming on property to a rental unit will be limited to 4 guests per unit per day. Any invited guest without a wristband will be escorted off property.
Cabana Rentals
The Cabanas, Tiki Bar and Coffee Shop are open for the season. If you have not had the opportunity to utilize one of the cabanas, you’re able to book a cabana on www.cariberesort.com. Make sure to grab a coffee the next time you’re on property!
Projects in Progress
- The replacement lazy river deck elevator for C building is in the process of being installed. The D lazy river elevator will be started once the C lazy river elevator installation is completed.
- New wheelchair lifts have arrived for all three indoor pools. Installation will take place as soon as possible.
- We have been resurfacing several high traffic areas throughout the property including the C & D indoor pool corridor, stairwells and the lazy river elevator landings.
