Assessment

For those that were unable to attend the Annual Homeowners Meeting, the proposed 2024 budget was approved including the assessment for all unit owners, primarily due to the 2024 insurance policy. Your units individual assessment amount is based on the square footage of the interior of your unit. All owners were sent an invoice from our accounting department on Wednesday, March 20th 2024 with the invoiced assessment amount.

The assessment will be due no later than April 23rd, 2024 and can be paid by check addressed to:

Parking Garage Repairs

We have identified portions of corrosion on the rebar that is inside a few of the columns in the C & D parking garage. This corrosion causes expansion and spalling of the concrete. With the oversight of engineers and a concrete repair company, repairs to these columns will be made in the coming weeks. Until these repairs are completed, the lower tier of the upper deck pool will remain closed in addition to the closure of partial areas in the C & D parking garage. We are taking an overly cautious approach to these repairs.

Spring Break Wristband Policy

Our current Spring Break wristband policy is currently in effect until Sunday, April 21st 2024.

Any owner or guest that will be staying on property between Friday, March 22nd through Sunday, April 21st will be required to wear a wristband during their stay. Children aged 5 and under will not be required to wear a wristband.

Any guests invited to a rental/owner’s property can receive a daily wristband from the gatehouse when called in by an adult occupant from a unit phone. Guests coming on property to a rental unit will be limited to 4 guests per unit per day. Any invited guest without a wristband will be escorted off property.

Trolley Tracking System

We have partnered with TrackMyShuttle to be able to provide a system that guests and owners will be able to view where the trolleys are from scanning a QR code with their phone. These QR codes will be able to be accessed from the trolley pick up areas as well as trolley cards located at the front desk. New signs and cards have been ordered and will be available in the coming weeks once they arrive. 

B Building Water Pressure

B Building owners and guests may experience water pressure issues. Parts were ordered for a temporary fix to the system but these parts are currently delayed in arrival. The new triplex domestic booster system is currently being designed and built. We anticipate the completion and arrival of the new system in the coming months.

Owner’s Gate Automated System

Owner decals for the new gate system have been available to pick up for the past few months and we still have 290 unit owners that have not picked up their decals. Decals can be picked up in our sales office located in the B Building. Each unit will receive two chipped decals and any additional decals needed will be available for purchase in the sales office Monday-Friday from 9am-5pm at $25 per additional decal. These can be purchased by the deeded owner via cash or check, made out to the Caribe Owners Association.  

Projects in Progress

  • The D Building game room located near the indoor pool area has been converted into a coffee shop as an extension of the cabana area. The coffee shop is currently open at limited hours but we anticipate a grand opening in the upcoming weeks once all equipment arrives. The coffee shop hours will be from 7am-6pm once it officially opens. These hours may adjust based on popularity and occupancy. 
  • The C indoor pool wheelchair lift is currently being installed
  • Contractors have completed the resealing of the skylights in the B & C tower atriums and have begun in D tower.

As a first reminder our Annual Homeowners Association meeting will be held March 15th, 2025.
