Dear Caribe Resort Owners,

Here at the Resort we hope you are all enjoying the summer and the upcoming celebration of Independence Day. Our staff is still diligently working on several property projects along with the building paint project.

Property Update:

In the breezeway between B and C building our maintenance team had to do a storm drain repair ahead of the storm season. The leak was identified and our staff quickly corrected and repaired the drain. This area has now been re-sodded and will be open for use in the next couple days.

As many remember in January we posted an update on the D building parking structure. The following is quoted from the update:

In the course of routine maintenance of parking garage D, a crack was observed in one of the spandrel beams by one of our contractors.  With the cause and the extent of the observed crack unknown at the time, and out of an abundance of caution, It was suggested by that contractor that we install some shores between the ground level and the third floor beam with the crack.  Those pole shores have been installed and we understand they have caused some concern among some of our owners.

We have since had the beam crack looked at and evaluated by a licensed structural engineer familiar with our building and involved in its original design.  The engineer was able to identify both the cause and the extents of the crack and assured us that, while in need of repair, the crack is not detrimental to the overall structural integrity of the particular beam or the broader parking garage structure.  The engineer advised us that it would be a good idea to leave the shores in place, again, out of an abundance of caution, until the repairs can be made.

We are pleased to announce that this routine maintenance repair has taken place and the pole shores by the lobby entrance to D building have since been removed. There are still areas in the garage that are marked with a sticker. These areas will receive their routine maintenance repairs in the off season.

The D building corridor carpet has been ordered and we are still awaiting delivery. As soon as this is delivered we will begin the installation process.

The K & L docks located outside of the D building are officially under repair. The crews working on these docks should have the docks up and running in the coming weeks.

Lastly, the formal claim for Hurricane Sally was sent in last month. The time frame given for review was approximately 30 days.  Our consulting group will meet on July 13th where they will begin the final negotiations for the Sally claim.

Building Paint Project:

The B building is officially complete with all walls, ceilings, and floors being painted. Right now the crews are still working on the four main window walls to ensure they are re-caulked and painted. Once this is completed phase 1 of the paint project will be complete for B building.

The C building 2, 3, 4, 5, 6, 7, 8, 9, 10, & 11 stacks are now complete. The 1 and 16 stacks are being painted now. The 12 and 13 stacks will begin preparation work this week.
