Owners Dog Policy Reminder

Pets shall only be walked in the designated areas located on the south side of the buildings and in the dog park. The pet Owner is responsible for the proper disposal and or removal of pet feces. We ask owners to please follow these guidelines in place and there are pet waste disposal baggies located near the B Building dog park, the courtyard between B & C Building and on the east side of the D Building.

Common Area Working Hours 

The Board of Directors has approved for a temporary variance to common area working hours. Until further notice, the hours to work (noise) has been extended to 7am-7pm, 7 days a week. This will give extra time to complete the lazy river deck renovation.

Mini Golf

Lighting has arrived and is being installed on the upper mini golf deck. This same lighting will also be installed on the upper lazy river and pool deck in the coming months. Painting has begun to redo the old splash area and workers are in the process of installing a fountain fixture in its place.

Building Painting Project

The Building painting project is nearing completion and the painting crews have completed the building project in the B & C buildings. They have completed the handrails and caulking in the D Building and have started on the Penthouse level in D Building to paint the exterior window frames. 

Upper Pool Deck Officially Open & Lazy River Closure

Crews have been hard at work on the upper pool and lazy river deck installation. The upper deck pool was officially opened for use on May 19th and we hope everyone gets to enjoy the new decking.  We anticipate completion of the D lazy river within the next few weeks, weather and staffing permitted.

C Indoor Pool

The dectron dehumidification system has been installed and is awaiting manufacturer warranty inspection. We should see relief very soon from the humidity in this area.

Association Insurance Update

Insurance for the COA has been broken up into two separate insurance companies for the association. Please note many mortgage companies require an updated declaration page verifying the association has insurance annually.  

Wind and all other perils (AOP) is with Gambrell, Sturges and Tober Insurance. You can email requests for declaration pages and certificates to [email protected]

General Liability, Flood D&O, vehicle and umbrella coverage is still held through McCarron Insurance and they can be reached at [email protected]

Projects in Progress

  • The carpet for the B & D atriums has arrived and we’re currently scheduling a crew to install this as soon as possible.
  • We have begun renovating the C/D indoor corridor pool bathrooms and this will feature a full remodel of these two bathroom areas.
  • The lightning rod grid for the building rooftops are in process of being completed.
  • New outdoor furniture for the upper pool deck had arrived including new polywood tables and chairs. We’re planning to order polywood loungers for the deck later this year.

As a reminder our Annual Homeowners Association meeting will be held March 16th, 2024.
